Richards Corporation has an immediate opening for a Building Projects Lead Estimator/Preconstruction Manager in our Terryville, CT office. Projects will include diverse building projects, in the public and private sectors with all project delivery methods including lump sum and construction management contracts.  Our work covers a vast array of high profile clients in the manufacturing/aerospace industry, government defense, healthcare, pharmaceutical, medical manufacturing. 
 
 
Responsibilities:
  • Manage multiple RFPs for multiple clients public and private.
  • Utilize HCSS Software, Heavybid and Heavyjob to build estimates.
  • Manage the proposal process from conception to presentation. 
  • Read and understand job bid instructions, plans, specifications, proposals, and contracts.
  • Develop and maintain strong relationships with clients, subcontractors, and vendors.
  • Analyze estimates from subcontractors and suppliers to review for accuracy and negotiate favorable pricing.
  • Represent Richards Corporation at Pre-Bid Meetings. 
  • Solicit subcontractor and material pricing, specific to each project.  Review all incoming pricing for accuracy and completeness. Maintain relationships with our key subcontractor and supplier partners. 
  • Accurately take-off and quote self-performed work:  sitework, Concrete and general trades scopes.
  • Understand the unique requirements of each of our clients and propose on the projects accordingly. 
  • ·Prepare overall project schedules in Primavera or Microsoft Project as the project requires. 
  • Work in a dynamic team environment to transition awarded projects to the operation and accounting staff seamlessly. 
  • Review estimated vs actual costs throughout the life cycle of project and adapt.

Requirements:
  • Minimum of 5 years’ experience as an estimator of similar types of projects.
  • Excellent attention to detail.
  • Strong communication skills and leadership abilities.
  • Flexible, well organized, detail oriented and multi-tasking skills.
  • Experience with MS Office/Excel/Word/Outlook, Primavera or MS Project required.  
  • Must be able to learn HeavyBid and HeavyJob software.
